Terms of Service

The SVB application is provided by the operator it-dk.sk. The application is available as a service (SaaS) at svb.it-dk.sk and is used to manage residential buildings and owners' associations. By using the application you agree to these terms of service.

The application provides tools for owner and unit records, electronic voting, financial records (advances, payments, arrears, settlements), accounting, document management, communication with owners, and optional automatic matching of bank payments. The set of features may be extended or adjusted over time.

Using the application requires registration and creating an organization. The user is responsible for the accuracy of the data provided and for keeping their login credentials confidential. Access to an organization's data is tied to membership and role (e.g. chairperson, member). The provider is not liable for damage caused by sharing access credentials.

The service is subject to a monthly fee for server operation and used storage according to the selected plan. A new organization gets a 30-day free trial. Payment is made by bank transfer based on a generated variable symbol. The current pricing is published on the home page. The provider may grant an individual discount.

The user undertakes to use the application in compliance with the law, not to interfere with its security and operation, not to attempt unauthorized access to other organizations' data, and not to upload content that infringes third-party rights. The user is solely responsible for the content and accuracy of data uploaded to the application.

The provider makes reasonable efforts to ensure the availability of the service but does not guarantee uninterrupted operation. The service may be temporarily unavailable due to maintenance, updates, or circumstances beyond the provider's control. Data is backed up regularly.

The application is a tool to support management; it does not replace professional legal, accounting, or tax advice. The provider is not liable for decisions made based on data in the application, nor for indirect damages or lost profit. The provider's liability is limited to the amount of fees paid in the last 12 months.

Processing of personal data is governed by the GDPR and described in detail in the Privacy Policy. When using automatic bank connectivity, access to bank data is provided through a licensed PSD2 provider and requires the user's explicit consent.

The contractual relationship is concluded for an indefinite period. The user may terminate the service at any time by deleting the organization. The provider may restrict or terminate access upon breach of these terms or non-payment of fees. After termination, data is retained for the period set out in the Privacy Policy and then removed.

The provider is entitled to amend these terms, in particular in connection with legislative changes or new features. Users will be informed of material changes within the application. By continuing to use the service after changes are published, the user agrees to the new wording.

These terms and any relationships arising from them are governed by the law of the Slovak Republic. Any disputes will be resolved by the competent courts of the Slovak Republic.
